Positioned amongst quality homes in a sought-after location, this beautifully presented executive residence offers a wonderful combination of space, sunshine, privacy and sweeping views across Tasman Bay to the mountains and surrounding hills. Designed for easy living and entertaining, it is a home that makes the most of its elevated position while remaining remarkably convenient to Nelson and Richmond. From the moment you step through the welcoming tiled foyer, the sense of space and quality is immediately apparent. Underfloor heating adds warmth and comfort, while double doors open into a generous lounge with high ceilings, a feature gas fire and heat pump. A dedicated study provides the perfect space for working from home. The living areas are designed to embrace the outlook. Bi-fold doors open the lounge to a large, sunny deck, while the kitchen and dining area flow effortlessly outdoors to an expansive entertaining terrace. Whether enjoying morning coffee, entertaining friends or watching the sun set across the bay, the views provide a beautiful backdrop to everyday life. The modern kitchen is both stylish and practical, featuring granite benchtops, generous preparation space and excellent storage. Tiled floors with underfloor heating, together with a heat pump, ensure year-round comfort. Privately positioned away from the remaining bedrooms, the master suite provides a peaceful retreat. A walk-in dressing room, additional storage cupboard and spacious ensuite with underfloor heating add a touch of luxury, while doors open directly to the sunny deck and those wonderful views. Downstairs, three generous bedrooms provide excellent accommodation for family and guests. Two enjoy direct access to the patio and garden, while all have built-in wardrobes. The beautifully appointed family bathroom features a large spa bath, tiled shower, vanity and underfloor heating, complemented by a separate toilet and excellent hallway storage. A heat pump ensures the lower level remains warm and comfortable. Practicality is equally well considered. The double internal-access garage incorporates the laundry and provides excellent storage, together with a substantial additional storage room with external access. There is also exceptional off-street parking, with easy flat access and ample room for the boat, campervan and additional vehicles — a particularly valuable feature in an elevated location. Quality brick cladding to the upper level and plastered block to the lower level, double glazing throughout and solar hot water further enhance the home's comfort and efficiency. Outside, the established gardens and plantings are attractively landscaped yet low maintenance, making this an ideal home for those who want to enjoy the lifestyle without being tied to extensive garden maintenance. The location is another compelling feature. With easy access to the main arterial routes, commuting to either Nelson or Richmond is straightforward. Nelson Junction, Mitre 10 Mega, the supermarket, cafés, parks and everyday amenities are all close at hand, while Tahunanui Beach is within easy reach. Nelson CBD and Richmond are approximately 10 minutes away, with Saxton Fields, the airport and local amenities also conveniently accessible. Families will appreciate the property's position within the Nayland College zone, with local primary, intermediate and secondary schools readily accessible, including safe cycling routes via the railway reserve. Lovingly maintained by our vendors, this much-loved home is being offered for sale only because they are relocating south to be closer to family.
